The Hottest Denver Zip Codes of 2022
Denver’s housing market has seen an unprecedented post-pandemic surge in activity and prices. The wave has created a hot property market with specific zip codes, including 80011, 80021, and 80249 attracting the most action.
According to The Denver Post, only 23 out of the 90 ZIPS in the metro Denver area saw more home sales in the first half of 2022 than in 2021. This was a result of little inventory coming from the pandemic. For example, a region with about three million people saw 1,226 homes and condos listed in February. Supply increased to over 6,000 listings at the end of the first half and up to 7361 by July. According to experts, these numbers are less than half the historical average listings.
With such a market, buyers want to identify where the market is hot, hence this article. A good measure of the market heat is the ability to sustain an increasing number of sales despite a supply shortage. The ZIPS that experienced increased closings include 80002 (Olde Town Arvada), up nearly 51%, 80401 (Golden and Genesee), up 17%, and 80021 (Westminster and Stanley Lake), up 15%.
Another way to measure market heat is how fast properties sell. In the first half of 2022, listings spent an average of six days on the market in six ZIPS – 80011, 80013, 80030, 80128, 80235, and 80249. In comparison, Sedalia and Deckers areas saw listings on the market for as long as 50 days.
While establishing the hottest markets of 2022, we considered three measures; how fast properties sold, increase in sales, and increase in prices, to create a combined score. Based on this score, the hottest Denver ZIP goes to 80011, covering the areas of Jewell Heights, Peterson, and Laredo Highline in Aurora.
In second place is Zip Code 80014, covering Heather Ridge, Heather Gardens, and Meadow Hills. This area has several affordable retirement condos whose sales increased by 5.8%, spending an average of eight days on the market.
Third place goes to Zip Code 80247, Green Valley Ranch, one of the Denver areas seeing new home constructions. While these made it to our list of the hottest ZIPS in Denver, there are pockets of activity all over Denver, and the market heat keeps adjusting. If you are not convinced yet, here are some reasons you may want to live in Denver’s hottest ZIPS.
